Absolutely, In fact, online rent payment is "A good way to ensure "you don't" have to pay late fees, so long as you have the funds in your account when it pulls the rent out.
*Take note rent is posted on the 25th day and tenant balances are updated every Wednesday (if either of these land on a holiday, they will be posted the day before). If you have questions about your balance before then, please contact our office at 406-252-1309.
Yes, you can. You can pay part before the due date of the 1st and the remainder by 5th. If part is paid after the 5th, the late rent payment will incur late fees. If you are late or expect to be late, the best thing to do is to contact us. Communication at this point is the key. You can contact our office by email, rentals@billingsrental.com
Rent is due on the 1st of each month and is considered late if not in our office by 8am of the 6th. To avoid a penalty, rent can be paid online via E-Check or credit card. We do NOT accept cash. Our office hours are Monday through Friday from 8:00 AM to 5:00 PM. There is a drop slot at the office if you need to pay after hours. Please specify your rental address in the memo field of your check. If you choose to pay other than online, acceptable forms of rent payment are personal checks, Cashier's Checks & Money Orders and we are now able to accept payments in office by debit or credit card (2.95% fee).
If paid after the 5th, you will be charged an initial $30.00 and $5.00 for every day until paid in full. * Leases signed after 6/8/18 have been updated, and will be charged a flat 10% of the monthly rent amount that was late.
If you are going to be late, please contact our office or email rentals@billingsrental.com immediately. Otherwise, Western Property Management, Inc. is required to begin multiple actions to collect rent, which will incur more fees as well as the possibility of being evicted. We don't want to evict you anymore than you want to be evicted. So please, work with us if things get difficult.
Western Property Management, Inc. charges late fees and we are sorry, but they cannot be waived as we must apply all policies fairly and evenly to all of our tenants. Please do communicate with us and keep us in the loop. Additionally, you will need to follow the Late Rent Procedures as outlined.
Per your lease agreement rent is due on the 1st of every month. If rent h.as not been received by 11:59 PM on the 5th day of the month (no exceptions for weekends, holidays, or postage delays), it is considered late and Tenant will be charged and agrees to pay the late fee described in their lease until rent is paid in full. Rent is considered to be puid on time if received in the office before opening ut 8:00 AM on the dt' or the next business day (whichever is upplicable).
There is additional time, effort, supplies, gas and travel time that goes into collecting late rents. This is extra work that we would prefer not doing, but if we have to do it, we need to be compensated for the extra work that we don't have to put forth for tenants that pay on time.
A notice to pay rent or quit is a legal notice that rent is past due and that Western Property Management, Inc. can begin the eviction process. This is something we prefer not to do and if you get such a notice, please contact our office immediately to either correct an error on our part, to communicate when you will have the rent paid in full or if your choosing to vacate.
This is stated within your lease agreement. With proper notice, both the property owner and Western Property Management, Inc. have the night to inspect the properfy with or without you present. In some cases, the owner is actually required by the IRS and their insurance company to make at least one inspection per year.
Please submit your maintenance request via www.billilrgsrental.com/maintenance using the maintenance request form. If it is urgent (leaking water, sewage back-up, etc.) please follow-up with a phone call. All non-urgent matters will be responded to within 48 hours. Please utilize the Maintenance Tips and Tricks page on our website for troubleshooting before submitting your rnaintenance request.
If you submit a non-urgent maintenance request, you will hear back from us within two business days. Urgent requests are responded to ASAP. Unless urgent, all maintenance requests must be in writing. If you have not heard from our office or our vendor within in three days, please contact Maintenance@billingsrental.com or 406-252-1309
lf an after-hours urgent maintenance item occurs, please call our 24 hour emergency at 406-545-0882. Examples of urgent matters are active water flooding, fire, or anything you believe to be dangerous to your health that can't wait until the next business day.

It is required that you provide a minimum of a written 30-day notice. You can mail, email, fax, or hand deliver this. You will then be provided with our Move-Out process and Cleaning Guidelines (via US mail or handed to you at time of turn in). These forms are all available under tenant resources.
If you are breaking your lease, it is required that you provide a minimum of a written 30-day notice. You will be charged a Lease Break Fee of 17% of a full month's rent and will be responsible for paying rent, utilities and lawn care or maintenance until your lease expires or until it has been re-rented. It is Western Property Management, Inc's suggestion that you contact us and give us permission to advertise and show the property. If we find a replercement tenant before your lease terminates, any rents collected from you will be pro-rated back to you, once the new tenant signs a lease agreement. Our goal is to limit the number of lost rent days, so it is to our advantage and yours not to wait until the lease termination date to try to find replacement tenants and you benefit because we have found a replacement tenant which relieves you of any future rent.
